The Demise and Rebirth of Metrocenter Mall in Phoenix

Metrocenter Mall, a beloved landmark in Phoenix that first opened its doors in 1973 near I-17 and Peoria Avenue, closed its doors in 2020 due to the pandemic. Now, after more than four years of sitting empty, the iconic mall is set to be demolished. The City of Phoenix has issued demolition permits to Resource Environmental, Inc., a contractor based in Cerritos, California.

The demolition permits cover three addresses within the mall complex: 9801 North Metro Parkway East, 9813 North Metro Parkway East, and 9617 North Metro Parkway East. Each permit authorizes the complete demolition of one building, with a deadline of November 19 for completion. While the exact date of demolition has not been announced, the City of Phoenix anticipates it will take place this fall.

Metrocenter Mall was the first two-story mall in Arizona, boasting five department stores and even hosting the first indoor movie screening in a mall. Its closure in 2020 marked the end of an era for the Valley. In November 2022, the Phoenix City Council approved an $850 million project to replace the mall with a vibrant, walkable village. The chosen developers, Concord Wilshire Capital and TLG Investment Partners with Hines, have unveiled plans for the village, which include 2,600 multifamily homes and 150,000 square feet of commercial, retail, and restaurant space.

Originally slated for summer 2023, the demolition was postponed due to additional environmental and remediation work. The new development is expected to open in phases, with the first phase scheduled for completion in 2026.

While Metrocenter Mall may be gone, it will forever hold a place in the hearts of Phoenicians. Its storied history includes a cameo in the cult classic film ‘Bill and Ted’s Excellent Adventure’ alongside a Circle K store in Tempe. As we bid farewell to an old friend, we look forward to the new chapter that awaits at the site of Metrocenter Mall.
